My Process for Sellers

Selling homes is my specialty and passion. There is nothing I enjoy more than calling a seller with a full-price (or more!) offer, knowing that they are ready for their next chapter and we have achieved their transaction goals. However, this isn’t just luck. I have invested time and money into perfecting my home-selling system and I am excited to have the opportunity to put it into practice. My system focuses on preparation, price, and presentation:

Preparation – I believe that nothing sells a home faster than a polished home. You and I will review your home and determine what can be done to make it shine. This may be as simple as doing a little decluttering or painting, or there may be deferred maintenance that needs to be addressed. Then I hire a stager to come in and make your home market ready.

Pricing – There is a fine line between leaving money on the table and starting with a list price that puts off buyers. I will do extensive pricing research to make sure we have hit that sweet spot where you have plenty of interested buyers and they can clearly see the value of your home. Since the market is in constant fluctuation, I will review your competition on a weekly basis to make sure the price is right.

Presentation – Here is where my system really shines. It is comprised of:

    • Professional photography helps sell your home.

      Photography – I hire a professional photographer. It makes a huge difference. If you take a look at the MLS, you can see the difference and the impact professional photography makes. I will also create a virtual online tour of your home.

    • Print Marketing – I will create property marketing flyers, a just listed card which is sent out to your neighborhood and potential move-up buyers. I also will post your home in The Real Estate Book as timing coincides with publication.
    • Online Marketing – According to the National Association of REALTORS®, 92% of all homebuyers are searching for properties online. Therefore, a strong online presence is critical. In addition to the listing syndication most brokerages offer, I also send listings out on Facebook, Pinterest, Twitter, and I even Tweet my virtual tours!
  • Brokers Open – A brokers open is an open house for real estate agents. The more brokers who come to my brokers open, the more potential buyers we may have scheduling showings.
  • Open House – I will hold your home open with the goal of attracting not only potential buyers, but people who may know potential buyers. Open houses are a very effective way of selling homes in the Tri-Cities.
